Buying or selling real estate can be an equally thrilling and terrifying experience. Thankfully, we have Simone Campbell to decode what can become a confusing and frustrating process. As a special counsel in law firm Baker & Mackenzie’s commercial real estate team, Simone practices in most aspects of property law including commercial and residential conveyancing; commercial property leasing, hotel development contracts and management agreements, and acquisitions and sales of CBD buildings. You specialise in property law. Can you tell us some of the red flags when reading a real estate contract?
The trick is to actually READ the contract and make sure the written terms and conditions reflect what was actually agreed. Also, until BOTH parties sign the contract, it is not binding, no matter what the agent tells you. Make sure the person you are dealing with is the actual OWNER of the land and think carefully before signing anything.

What advice can you give to a client whose tenants have damaged their rental property?
Always have insurance and make sure you carefully investigate the tenant before signing the lease. It’s also important to have a managing agent to look after rental properties that have the knowledge and resources to assist with tenancy disputes and issues. If the issues are during the term of the lease, there are various dispute resolution procedures in the relevant legislation and the Residential Tenancies Tribunal can also help with these matters.

What do you do to unwind?
Pilates. I have one-on-one sessions with my Pilates instructor, Chris Archer. He really takes the time to work on technique and core strength, which is so important for women of all ages. I have found an enormous difference in my body shape and tone since starting Pilates with Chris and I find his upbeat style of Pilates keeps me motivated and interested throughout the whole session.

I’m always asked where I get my lashes, hair and teeth cared for. For eyelash extensions, I see Young Chen. My hairdresser is Karlose Papastergiou, and I see James van den Berg at Smile Solutions for my teeth.
